What is acceptable proof of income?
We accept:
- 60 days' worth of most recent pay stubs
- Most recent year's tax return (self-employed)
- Official offer letter on employer letterhead
- Bank statements from the last 2 months
What is your move-out process?
Before moving out, please return all keys and garage remotes, and ensure the home and yard are in original condition. Deposits are processed within 30 days per state law.
What all do I need to apply?
To complete your application, you will need:
- A valid government-issued photo ID
- Proof of income
- Application fee per applicant
- Administration fee per home
What does the application and leasing process look like?
Applying at Zetta is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
What income is required to qualify?
Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $2,599 apartment, a minimum income of $7,797 per month is required.
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Do you offer short-term leases?
No, Zetta does not offer short term leases at this time.
What lease terms are available?
We offer flexible lease terms ranging from 12 to 15 months.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Zetta. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
All residents must maintain renter's insurance with a minimum liability coverage of $300,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.
What size apartments do you offer?
Zetta offers 2-4 bedroom homes ranging from approximately 1,598 to 1,900 sq ft. Visit our floorplans page to explore all layouts.
What is the lease renewal process?
We will notify you approximately 90 days before your lease expiration with renewal options.
How do I pay rent?
Rent can be paid securely through our resident online portal using debit, credit, or ACH.
When is rent considered late?
Rent is due on the 1st of each month. A late fee of 10% of your base rent will be applied if rent is not received by the 3rd.
What other fees am I responsible for?
In addition to the monthly rent, residents are responsible for:
- Gas and electricity (set up in the resident's name)
- Trash
- Water/sewer (based on usage and set up through the property)
- Amenity fee
- Utility billing service fee
- Any applicable pet fees and/or pet rent.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee will apply, and any move-in concessions received will be charged back. Please review your lease or contact our office.
When/How should I set up my utilities?
We recommend setting up utilities at least 2 weeks before move-in:
- Electricity: Company of your choice. For help, you may go to www.powertochoose.org and input 76010 to see providers for our area.
- Water/Sewer: Community Billed
- Gas: Atmos Energy
- Internet: Community Billed (covered by Amenity Fee)
Is the community wired for high-speed internet?
Zetta is wired for high-speed internet. Internet is included as part of Amenity Fee.
Who are the internet providers?
Internet is billed through the community and provided by Spectrum.
Who do I set up electricity with?
You can use the company of your choice. For help, you may go to www.powertochoose.org and input 76010 to see providers for our area.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist.
How do I submit a maintenance or service request?
Submit requests through the resident portal. For emergencies, call 817-592-4041 immediately and follow the prompts.
Do you offer furnished or corporate apartments?
No, we do not offer furnished or corporate apartments at this time.
Do your apartments have in-home laundry?
All homes include a full-size washer and dryer.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
What amenities does your community offer?
Green Spaces, Pet friendly community, near AT&T Stadium and Six Flags over Texas, and close to excellent schools, entertainment, and dining options.
What are the rules for the clubhouse amenities?
There is no clubhouse in the community.
What are the pool hours?
There is no pool at the community.
Do you have outdoor spaces or green areas?
Yes, each home comes with a gated front yard area. In addition, the property offers two outdoors seating areas.
Do you have elevators?
There are no elevators in the community. If you have accessibility needs, please contact our leasing team.
What is the parking like?
Each home includes an attached 2-car garage.
Do you offer reserved parking?
Parking is private to each home via your dedicated driveway and/or garage. Your home's parking is exclusively yours -- no separate reserved parking program.
Where do my packages get delivered?
Packages are delivered directly to your home.
Is there somewhere for me to keep my bicycle secured?
Your attached garage is the ideal place to store bicycles securely.
Are pets allowed?
Yes! We welcome pets at Zetta. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 2 per home
- One-time pet fee per pet
- Monthly pet rent per pet
- Breed restrictions: Tosa Inu/Ken, American Bandogge, Cane Corso, Rottweiler, Doberman, Pit Bull, Bull Terrier, Staffordshire Terrier, Dogo Argentino, Boer Boel, Gull Dong, Basenji, Mastiff, Perro de Presa Canario, Fila Brasiliero, Wolf Hybrid, Caucasian Oucharka, Alaskan Malamutes, Kangal, German Shepard, Shepard, Chow, Spitz, Akita, or any mixed breeds containing these bloodlines.
- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal.
- All pets must be registered.
Can I bring guests to the pool and other amenity areas?
Our community does not have a pool but guests are welcome in any common areas.
Is there guest parking?
Yes, we have designated overflow parking specifically for our Zetta residents. Each is marked with proper signage.
